Our Residential Conveyancing fees cover all of the works required to complete the sale of your property or the purchase of your new house/flat, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales. Below we set out the price information followed by the key stages involved in a sale, a purchase and a re-mortgage. Our quote fees are estimated based on the information you provide and without perusing any legal documents or thorough interpretation of the actual purchase transaction. Thus, we may request any further information you can equip us so that we can give you an precise figure of our legal fees. We will always agree the fee in advance. Also, there are Disbursements which are payable in addition to legal fees. Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

A 3% SDLT additional charge is payable if you are buying a second home (outright sale). First Time Buyers Relief may be claimed for purchases under £500k provided you meet the eligibility criteria
Land Registry FeeThis also depends on the purchase price. We register the property using the online portal. HM Land Registry fee costs are fixed by the Land Registry and are payable to the Land Registry. The fees to the Land registry are based on the purchase price of the property shown in the range below and whether it falls under Fee (A) or (B). Please see below:

Anti Money Laundering (AML) Checks:

We are required by law to carry out AML checks and the cost of which costs can range between £20 to £50 per person depending on the checks we need to carry out.

How long will it take?

How long it will take from an offer being accepted until you can complete on your sale and/or purchase will depend on a number of factors outside of our control such progress of any chain. The average process takes between 4-8 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer.

The average process for a re-mortgage is approximately 4-8 weeks.

  • Take your instructions and give you initial advice
  • Check finances are in place to fund purchase
  • Receive and advise on contract documents
  • Carry out searches
  • Obtain further planning documentation if required
  • Make any necessary enquiries of seller’s solicitor
  • Give you advice on all documents and information received
  • Report to you on the mortgage offer
  • Send final contract to you for signature
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from lender and you
  • Complete purchase
  • Deal with payment of Stamp Duty/Land Tax
  • Deal with application for registration at Land Registry
